What Full Stucco Replacement Involves

Assessment first. We take moisture readings and probe where readings run high. General guidance for exterior wall moisture puts 8 to 15 percent in the normal range, 16 to 19 percent as elevated, and 20 percent or above as excessive. Numbers tell us how far the damage runs.

Scope in writing. You get the elevations, the material, the finish, the start date, and the completion date on paper. New Jersey requires a written contract on home improvement work over $500 with the contractor’s 13VH registration number on it. Tear off and disposal. Old stucco and lath come off in controlled sections. We contain the debris. Homes built before 1978 may have lead paint in the mix, which changes how the demolition is handled.

Sheathing and framing repairs. This is where the real fix happens. Rotted sheathing gets cut out and replaced. We don’t stucco over wet wood.

Barrier, flashing, lath. New water resistive barrier. New kickout and head flashing. New weep screed set at proper clearance.

Scratch, brown, finish. Three coats with cure time between each. We fog cure so the wall doesn’t dry too fast.
