Off hours scheduling. Our crews are available weekdays from 6 AM to 9 PM and weekends from 8 AM to 7 PM. For retail and restaurants, that often means early morning work before opening, or full weekend pushes.

Staging planned up front. Where it goes, how long it stays, and what it blocks. Agreed before we start.

Notices you can forward. We give you the schedule in a form you can send to tenants.

Clean site daily. Debris contained and removed. A construction site in front of a storefront costs you customers.

1. Site walk and survey. We check the wall, take moisture readings where needed, and find the failure points. We do not just quote square footage.

2. Written bid. Line item scope, materials, a start plan, and start and end dates.

3. Permits and access. We work with your team on town permits and building access.

4. The work. Barrier, flashing, lath, and coats in order, with cure time between. Or a repair where a full rebuild is not needed.

5. Punch walk. With you or your property manager before we pull out.

What Usually Goes Wrong on
Commercial Stucco

We get called in after other contractors more often than we’d like. The patterns repeat:

  • Failed sealant joints ignored for a decade. On a commercial facade with lots of penetrations, sealant is the first line of defense and the first thing to fail. It typically needs renewal every five to seven years. That work often pairs with brick pointing and waterproofing on mixed material facades.
  • Missing kickout flashing. Where a roof edge meets a wall. One missing piece of metal can rot a whole corner.
  • Buried weep screeds. Landscaping and hardscaping added over the years covers the drain path. Code calls for at least 4 inches of clearance above soil and 2 inches above paved surfaces.
  • Barrier EIFS with no drainage. Common on 1990s buildings. It works until one joint fails. Then the wall has no way to dry.
  • Recoats over wet walls. Painting a facade that is holding water traps the problem and speeds up the damage.
