Coastal New Construction Is Its Own Problem

Toms River rebuilt a lot of homes after the 2012 storm. Much of the new work on the barrier island is raised. Ortley Beach and Chadwick Beach hold some of the most raised homes in Ocean County.

Raised homes change stucco details in a few key ways:

Where the stucco stops. The line where stucco meets pilings, block, or a breakaway wall has to be drawn on purpose. Not made up on site.

Weep screed clearance on a raised home. The rule is the same. At least 4 inches above soil and 2 inches above pavement. The shape of a raised home makes it easy to get wrong at stairs, landings, and platforms.

Wind driven rain. Ocean facing walls on the island take a much harder hit than the same wall two miles inland. The flashing and sealant spec should say so, and FEMA’s Home Builder’s Guide to Coastal Construction fact sheet series covers wall system detailing in coastal wind and rain zones.

Final grade versus where stucco stops. This is the most common miss we see. Stucco goes on at the right height. Then landscaping and pavers come in months later and bury the drain path.

We put the finish grade number in writing at the start so the site work crew has it.

The Sequence That Prevents Callbacks

Stucco goes on after the roof is dried in and after windows and doors are set and flashed. It goes on before final grading and landscaping.

Where builds go wrong:

  • Windows set with no head flashing, on the hope that stucco will seal them
  • Kickout flashing omitted at roof to wall junctions
  • Building paper lapped in the wrong direction
  • Lath fastened to sheathing instead of framing
  • Deck ledgers bolted through the wall after the stucco is done
  • Grading raised after the weep screed was set correctly

 

Every one of these becomes a stucco callback. None of them is a stucco mistake. We walk the wall before we start and put anything we find in writing.

Weather and Your Schedule

The standard for cement stucco calls for work above 40 degrees Fahrenheit, held above that for 48 hours after. That window matters more here than inland.

In Ocean County that puts the safe cement window from spring through late fall. Winter work is possible with a tent and heat, at added cost.

Builders lose more money to hopeful stucco scheduling than to almost any other exterior trade call. We’ll tell you the honest window at bid time so it lands in the schedule correctly rather than becoming a February problem.

  1. Plan and spec review. We read the drawings and flag detail conflicts before we start.

 

  1. Written bid. Scope, materials, textures, schedule, and a start plan.

 

  1. Pre start walk. We check the substrate, flashing, and openings. Anything not ready goes in writing to the GC.

 

  1. Barrier, flashing, and lath. Lapped right, fastened to framing, weep screed set to the clearance on the plans.

 

  1. Coats with cure time. Scratch, brown, and finish, fog cured so the material hydrates properly rather than drying out and cracking.

 

  1. Samples before color. Put on the wall for the owner and architect to sign off in daylight, before any wall gets sprayed.

 

  1. Punch and closeout. Photos and details for the owner’s records.
